126 Private Pools? Inside the New €24M Luxury Resort Coming to Fodele

The northern coastline of Heraklion is about to get a major luxury upgrade. A new €24 million five-star resort is moving forward in the picturesque area of Fodele, promising to redefine high-end hospitality in the region.
The project, spearheaded by S. Giannikakis S.A. (the owners of the well-known Fodele Beach and Syntopia hotels), recently cleared a major hurdle as the Environment and Spatial Planning Committee of the Region of Crete approved its Environmental Impact Study.
A Modern Vision for “Fodele Hills”
Located at the “Gialos” (or “Teloneio”) site just outside the village settlement, the resort will span approximately 50 acres. While the project is technically a redesign of an older investment—where some foundations had already been laid—the new plans have been completely modernized to meet the highest international five-star standards.
Key Features of the New Resort:
* Capacity: 298 beds across a total built area of 10,000 square meters.
* Privacy-First Design: The complex will feature a central reception building and restaurant, but the guest rooms are spread across 38 independent building units designed for maximum privacy.
