Despite increasing numbers of tourists and accommodation options, hotels still face staff shortages. The number of Airbnbs is skyrocketing, but hotels often remain understaffed.
Many holidaymakers now prefer to book private apartments. This is putting pressure on demand for traditional hotel beds.
More guests at airports do not automatically lead to more hotel bookings. Instead, travellers are spreading themselves across a wide variety of accommodation options.
This does not make it any easier for hotels to find enough staff, even though tourism is booming. Sounds somewhat contradictory, doesn’t it?

Short-term rentals such as Airbnb are pumping a lot of money into the economy. In Greece, the market for such accommodation has grown almost twentyfold in the last ten years.
This brings in more tax revenue, but also new challenges for the authorities. Hotels traditionally pay tax on their turnover and create many jobs.
Airbnb and similar platforms generate additional revenue and boost tourism throughout the country. At the same time, many are discussing the fair distribution of tax payments.
The authorities are trying to enforce clear rules for registration and tax payments for short-term rentals. Honestly, that sounds like quite a balancing act.
More 5-star hotels
In recent years, significantly more 5-star hotels have been built. While Airbnb mostly covers simple and mid-range categories, many entrepreneurs are investing their money in luxury.
Guests are increasingly looking for special experiences with a high level of comfort. This is bringing a lot of movement to the tourism sector.

How much have the restrictive measures affected Airbnb?

New restrictions have had a noticeable impact on demand for Airbnb accommodation. In October, there was a slowdown in the increase in available short-term rentals in Europe and Greece.
This is likely due to stricter regulations – and perhaps also to a market that is slowly reaching saturation point.
However, supply and demand did not move completely in sync. Despite a decline of around 2% in the number of properties on offer, demand rose slightly by around 1%.

Occupancy rates even climbed slightly during this period. So fewer new listings do not necessarily mean fewer people are booking.
